Bvlgari Flagship Store and Office

Luxury retail interior

Luxury retail / flagship store & office 250 м2

SCOPE

250 m² Bvlgari flagship store within a retail and office centre, delivered from design development through construction, commissioning and opening.

MY ROLE & RESPONSIBILITIES

End-to-end project management, acting as the key link between the investor, Bvlgari, designers, contractors and suppliers. I led design and engineering coordination, procurement and construction delivery, managed the general contractor and specialist trades, and developed practical solutions to technical, regulatory and site challenges through to commissioning and opening.

KEY CHALLENGES

Compressed programme Late final design and a compressed programme — The final Bvlgari design was issued only on 15 February, leaving just two weeks to start construction and keep a late June / early July opening possible. I developed the engineering based on the earlier design so that works could start on 1 March, then coordinated the necessary changes as the final design was incorporated. Changes to the façade affected the HVAC, electrical and fire safety systems. Multiple stakeholders and interfaces Brand-appointed teams, local designers, contractors and suppliers had to work together within a tightly compressed programme, with technical solutions and site works constantly requiring alignment.

DELIVERY APPROACH

Anticipate risks and solve them early Think through the whole project, including safety Choose contractors carefully Personally verify critical dimensions / interfaces Find smarter alternatives to control cost

OUTCOME

The final brand design was issued on 15 February. Construction started on 1 March. The roller shutter was added on 15 April. The boutique and office opened on 7 July. The programme I had forecast in February was the programme we delivered — despite a major design change being introduced halfway through construction.
