Finding the root cause behind repeated roller shutter failures

Repeated failures → motor replacement considered → independent electrical audit → issues found in both landlord and contractor works → issues rectified → shutter operates reliably.

Luxury retail furniture and materials

The situation

The roller shutter continued to malfunction intermittently. The supplier could not identify the cause and recommended replacing the motor again. This was already the second motor installed, raising serious doubts that replacing the equipment would actually solve the problem.

The problem

Rather than approve another replacement without establishing the root cause, I pushed for an independent electrical audit, with particular focus on the electrical distribution board.

What I identified

The audit identified issues in the electrical installation attributable to both the landlord and the main contractor.

What I did

Once the identified issues were rectified, the roller shutter operated reliably without further failures.

The outcome

The case highlighted the value of an independent electrical inspection by a certified electrician after completion of the works and before formally accepting them from the contractor.
